high level estimate for renovation

guys, very quick question regarding very high level costs of a property renovation. Reason being that I'm off to look at a property which needs updating and want to know ball park figures for required work. for info property is a 3 bed cottage circa 1800.
I'm assuming that the following will need doing:
electrics
plumbing
3 piece bathroom as well as shower cubicle
any idea what approx cost one would put against these for a high (read very) level understanding of value.

Everyone always guess at "£20,000" for these sorts of projects - I know cos I've watched Sarah Beenie's programmes 
As you can guess they are always wrong.
I'm in the process of doing up a 1907 end terrace - luckily a family friend surveyor who owes me a favour did a full survey for me and reckons on £15000 - £20000 depending on what is found and I don't need new electrics or heating.
Just goes to show that even the experts ain't got a clue either!

£3000 for a new central heating system sounds very cheap. Just getting a new boiler installed can cost half that easily.
http://www.mrcentralheating.com/Going for a low end boiler you can source all the materials (Boiler, Rads, Pipework) for under £1k. Top of the line Bosch can be had for £2k.
Just add labour at whatever the going rate is for your area.
