How much for a rewire?

I'm looking at getting the wiring replaced on a 3 bed semi that I'm buying. Also looking to replace the old boiler, water tank and immersion system with a combi boiler and possibly (if necessary) piping and radiators.
The house has a total of 8 rooms (including the the conservatory). I'm looking at getting British Gas to qoute on the plumbing and I'll find an electrician in the yellow pages. However, would anybody know how much I'm likely to spend?

Don't bother with British Gas unless you like having your trousers pulled down.
Try and find a couple of local gas fitters to quote, preferably on recommendation.
The re-wire should come in at about £2k.
A straight boiler swap from system to combi (assuming thats what you want) should be about the same.

Re-wire at around 2k sounds about right. If you want to cut costs and don't mind managing some of the work yourself, then you can get the wall chases and boards lifted up ready for the electrician. Best to speak to a friendly electrician and get their advice on whether they'd be ok with that. For our rewire, I found a great electrician through the mybuilder website.

The price of the rewire will vary greatly depending on what exactly you want.
How many sockets per room?
Low level sockets in kitchen?
Do you need an electric cooker supply?
Just 1 light per room or downlights in kitchen/lounge?
White plastic switches/sockets or chrome/brass etc?
Aerial points?
Phone Points?
It will also vary alot depending on the fabric of the building. Eg chasing solid walls is alot harder than dragging cables up an egg box wall. Will also be cheaper if the house is empty ofcourse with no carpet.
Speaking as an electrician a would expect to pay more than £2k if im honest however it depends what you want and also where in the country you are.

I would recommend you write a very thorough brief for the chaps who come to quote so they can all quote like for like.
My estimate was based on what I usually pay for a rewire to a reasonable spec (downlighters to bathroom and kitchen, one light in each room plus wall lights in lounge, 2 sockets to all rooms, more as required in kitchen, smokes, heat detector, chases, new board to 17th edition, me to make good) in a 3 bed in Staffs.

Thanks for the information. I will get an electrician to come and have a look but I’ve some friends who have paid circa 2k in London and I don’t really want to go much above that but let’s see!

Either way it is going to be expensive and my 5k budget may need to be upped! I think there is a ‘premium’ on work in London.

L.V. fire-rateds, IP sockets, timers and stats, chrome in the kitchen etc etc.
Its a ball park for more than 6" pendants and maybe not to be taken too literally, but clients tend to want more than the basics and i find it all adds up. Lit mirrors in the bathroom(s) shaver sockets and much much more!
No-one settles for three plate anymore !!!
Perhaps its a council refurb in surface mount trunking !!!!

The 2k figure's cheap, maybe a very basic rewire in an unoccupied refurb, although in the age when many peoples preferred builders can't speak english never mind manage 1st fix/2nd fix scheduling properly the in-bash-bash-bash-out nice and quick jobs you can price keenly seem a thing of days gone.
