Hi

Just got a quote for some work to redo a flat roof over a bay window. In the quote was this:
"Since 2006 all new roofs require a building notice, to comply with building regulations, surveyors fee for this are £169.44 + Vat."

Is this true? What is it? Can I do it myself i.e. not pay £169+ for something that isn't a roof.

I looked into this briefly about 6 mths ago. I THINK (not 100% sure) that yes, you do need to pay building control tax if changing the roof covering (to ensure that it is suitable, not too heavy etc). Like for like, I don't think this applies. But please check, as it seemed a bit of a grey area.

I always assumed like for like replacement of roofing materials was exempt from building regulations. Might have changed though.

Ring your local BCO, usually quite friendly and helpful.

I would consider that work to be exempt of the regs.

Refurbishment of a property normally comes under the regs when a certain % of roof is to be replaced , it then has to be bought up to spec and also comply with insulation requirements.

Just ring your local building control office and ask.

I rang them up.

I'm just going to get them to come out and check it all the work over after a "few years" when I eventually finish the house.
