Do I really need to submit this with my listed buildings consent application?

The application is for internal modifications which don't require planning permission and yet I have to detail my design philosophy for moving my kitchen and putting a downstairs khazi in. No one at home is in a wheel chair and it all seems largely irrelevent.

Talk to them it's a simple question. Don't just not do it my local planning department now charge £25 if they have to write to you for information requested that you haven't supplied.

Good question!!!

Having asked my L.A. then yes you do need a D & A!

It's not just for disabled people and their access.

A Design and Access statement enables applicants and their agents to demonstrate how good design in their development proposals will be achieved.

The design aspect normally demonstrates how your proposal will fit within the context of the site and its immediate surroundings and if appropriate how it relates to the wider areas of towns and villages. For example local materials that will blend in with surrounding, transport links for larger developments etc.

The access aspect allows you to demonstrate how all occuppants will have equal access, how the building could be adopted for disabled people, such as providing level access, pull corded lights grab handles etc

They are not mandatory but are generally required for listed buildings

Well having spoken to the good people at the local authority it may not be necessary. But the better news is that a new Conservation Architect is starting in June so we'll hold fire until then and invite he/she over for a cup of tea.

Make sure you have some chocolate biscuits! Simple bribes go a long way with those types

I think the design and access statement is compulsory for listed building consent.

If it helps take a look at the design and assess statement we submitted fir our LBC
