I am planning a two-storey side extension to my property with a view to achieving a higher return come resale time. At present its a large 4 bed with big ensuites.
In order to get maximum return, should the extension be one large master bedroom with walk-in wardrobe and ensuite or should I have two bedrooms with smallish ensuites (approx 12ft square each). The property is just on the edge but within the affluent area of Birmingham.
Getting conflicting advice from the professionals so thought I'd ask the Pistonhead Massive who always seem to know the answers.

Could two new bedrooms share one more substantial new bathroom?

A jack n jill bathroom is also possible but would this gain more resale value?

do you mean an actual en-suite measuring 12 x 12 as that is not small .

Also good idea to see what others have done in your road/area. Not only can you determine what local planning will allow but also need to make sure you don't over spec the house for the area. No good having a stunning 47 bed mansion with indoor and outdoor pool in the middle of a council estate. Speak to local builders and they should offer good sensible advice and `ball-park` figures for the cost of a mug of tea and at a stretch a biscuit or two.
