I've recently bought a house with a view to using it for holiday letting. It's been suggested to me that the cellar might also be used for sleeping accommodation.

It's not unpleasant, but given that it has no window and only a narrow, steep stairway for access, my concern is whether it'd meet H&S regs.

Can anyone quote the exact regs to me please? Or were I can find out.

No, I only had in mind the rest of the house. Still, for some people......

laugh wasn't planning a themed property, and people might want to come with friends rather than just relatives.

Any ideas?

I think for it to be a habitable room it would need a means of escape (usually an opening window) other than just the door at the top of the stairs.

Imagine a fire in the hallway, how do you get out?

Put finger-wide scratches in the plaster going up the stairs - with bits of finger nail in for effect.

We have a "Cave" pronounced cav in France , its 8m x 5m but only 1.5m deep , floor is pea shingle and it gets very damp , used to store bottles of wine etc., the only problem is they lose their labels ,

was wondering if I could tank it out and dig it another 1/m then use it as a work shop ?

I/m guessing that I would need to build a sump and fit a semi submersible pump with a cistern then automatically pump any build up of water to the garden .

and with no lights its like entering the osary in Angels and demons

Not sure if you will neeed planning permission but definately need to conform to building regs. AFAIK it's a no no without a window. Of course you can just ignore this.
