Hello all,

I live in a traditional 1930's semi, in Kettering. I have had a letter to say that a 27 million pound development of the school over the road from my home, has been approved.
Demolition of the existing school building, and associated external works to provide car parking etc.

My question; This will have some effect on the value of my property, and who do I, and the local residents contact in order to progress a claim?

Just get the 'phone book and emply a lawyer remembering that it'll cost you a lot more than the choc finger followers ever could and be of less use.

To be fair its a 2 year development, and changing it from a school, to a much larger university, opening later into the evenings.

As I understand it things like change of use require planning permission; now that they've got it they're home and dry. It would be worth contacting the planners to see what conditions were imposed for the PP; you never know, there might be some consideration for you.

So, if a development actually proved to increase the value of your property, would the council be able to claim the value of that increase from you? How would you feel about that?

Is any of your property being compulsorily purchased or blighted by this scheme? If not, no chance.

You'll get nowhere with any claims, even if you can find someone to try to make a claim against. The financial effect of planning approval is not a material planning consideration, as the earlier poster said would you be sending someone money if the value of your property had gone up?

Just to be absolutely clear on what other people have said: effect on the value of existing property is not a 'material consideration' in determining a Planning Application and nobody owes you any financial compensation if it is approved.
