Floor Sanding

Looking at the possibilty of keeping the OH's bedroom floor wooden instead of carpetting.
We have the underlay & grip strips left over from carpetting some other rooms so the only outlay to carpet it would be about £70 for a piece of carpet.
However she's considerign having a varnished wood floor.
Does anyone know what it'd cost (ballpark figure).
To hire relevant floor sander/sanders.
Varnish & put some draughtex down?

Room size is approx 5 x 3.5m.

IIRC The floor sander cost us about £50 inc the sand paper to hire for a day, oil was about £80.

Be prepared for lots and lots of dust!

The hire shop I went to (Kent Area) I paid 80 for sander and edger. About another £30 in sand paper. We did two rooms about 12ft by 11ft each, and one of the rooms someone had painted the floorboards around the edge, so a bit of pain in the butt job.

Diamond hard Varnish is about £40 for a tin and will do one room of about 12ft x 11ft.

Also don`t skimp by trying not to use as much sandpaper. I found I got a much better finish by working my way through the different grades.

Also many people reckon don`t varnish for a least 24 hours after sanding as the dust settles again, and you then need to vacuum up yet another fine layer of dust.

I used a professional floor sanding firm and got the obligatory 3 quotes and pretty much the going rate was £22-£28 a sq metre - this was Essex/Suffolk. When I worked out the hire of a machine, sandpaper, varnish and lacquer costs, plus the potential for me to cock it up, and using a pro was no-brainer.

About £60 plus for the floor and edge sander together (you will need both). Sandpaper is where they will take your trousers down.

Make sure all nail heads are sunk below the surface to be sanded or you will just keep ripping sandpaper.
