I’m looking to replace the bathroom in my flat that I rent out. It’s relatively small (say 7’ x 6.5’) and has a bath with shower, WC and WHB.

Any thoughts on approx cost for the following.

1. Removal of existing suite, shower screen and tiling.
2. Installation of new bathroom suite including a new shower, shower screen, tiling, and floor covering. Tiling is on 2.5 walls only.

As the flat is rented out the safe bet is probably an all white suite with white wall tiles. I won’t be going for the cheapest possible but at the same time won’t be going for the very best quality as I won’t be living there myself.

Does £4-5K sound about right?

Would I save much by ripping the old suite out myself?

Lastly does anyone have any recommendations for someone to carry out the work? Are B&Q and similar places worth a look? Flat is in Edinburgh.

That was using £2.5k of parts and £2.8k for labour (including the wet zone, underfloor heating, extractor fan, etc)...

I didnt use the cheapest parts and Im sure the labour is cheaper than central london.

Just done mine.

I took all the old tiles and adhesive off (was fully tiled).

Has someone in to supply and fit:
New bath/powershower/screen/four fitted furniture units (behind loo/basin/300mm 4 drawers/150mm cupboard - with work surface across all)/back to wall wc/semi recessed basin/taps/wastes/lit mirror/3m2 decent floor tiles/11m2 wall tiles/adhesive and grout/towel radiator and valves/run independent supplies for shower from storage tank and hot water tank/move radiator supplies across room/box in behind bath and waste pipe

I will paint ceiling and put a new light in and paint door frame.

Will come in under £4k

Shame you're so far as I would recommend the chap that has done mine.

I'd say an all in quote will be 1.5 to 2 x the price of arranging separate tradesmen (or women)

But the latter will take longer (probably much longer) & any issues may be passed around.

£2.5k - £3k should see that done easily.

£1500 labour, £1000/£1500 materials depending on your specs.

The rip out will take half a day or so plus the disposal costs (you can take it to the tip for free) so yes you will save money.

We had ours done recently to sell the place.

All in for roughly £1350 so shop around, especially as it's rental not your home.

Ours broke down as follows:

basic White suite from homebase = £350

floor and wall tiles (almost same square foot as yours) = £400

labour = £600

was a local professional fitter (Shropshire) very good quality.
