Hi,

A chum has her flat rented out fully furnished and it has all her stuff there as she went travelling. She has now come back and wants to move in with her bloke and wants a couple of nice items from her flat - eg. habitat sofa, ironing board, fancy shelves etc.

Is there any rules as to what you must provide to rent it out fully furnished? Can she take things out? With e.g. the sofa she can replace it with a cheaper one will there be an issue with this? Does she have to replace things like ironing board?

Assuming the tenancy had an Inventory agreed ( and this stuff was on it ) the owner cannot just come back mid term and start changing or removing furniture etc . I would have thought the best plan would be for your Chum to contact the tenants and ' ask' them whether they would mind a few changes .

There wasnt an agreed inventory as it is friends of friends although she will now do one as shes doing it properly
