Hi guys,

My wife and I could really do with some advice to help us get some basic figures together, so we really appreciate any input!
We have seen the below house which needs quite a bit of work and we wondered if any of you could give us an idea of costs to do the following;

- re-render outside of house to smooth finish and paint
- replace all double glazing windows
- repoint front bay window and fix loose bricks
- refit new kitchen including appliances (mid-range)
- refit new shower room and main bathroom (mid-range)



I know it is impossible to give accurate costs without dimensions and viewing the work etc, however any finger in the air costs will help us build a picture.

And one last thing, as you can see in the picture the left of the house is very close to the house next door.. In fact the gutters sit under each other - is this acceptable and what could the implications of this be?

how will you be able to access the small gap on the boundary to re render that wall ?

I was thinking that. From the pic is looks fairly narrow, can you access it for maintenance, where does the property border run? - Presumably (although not always!) right along the centre?

Specialist scaffolding - The erecting securing and access, rather than the hardware.

Thanks for all the input guys.

I think 30/40k is where we are in terms of what we guess it will cost to put straight. What we are really worried about is finding the unexpected.. For example we have been told there is wood worm in the roof and some of the timbers need replacing.. Also, the fact that the house is so close to the next door neighbour worries us - although we popped along today to view the house (which is empty) and we managed to speak to the neighbour who confirmed there has never been any problems with the guttering and there is access down the side for painting etc.

The damaged front left bay window worries me, see images. The neighbour also told me that he has had to have his bay window re-pointed too. The house pictured has been rented for 10-years and the owner lives abroad so no maintenance has been done for some time!

Well, it was done when the house was built. So at least one of those houses had the original render done when the other was next to it.

Before making an offer on the place, why not ask if they mind a friendly builder turning up to take a look so you can prepare your offer....

Does the bay have a lintel above too? I looked at a few houses and it looked like the d/g was fitted without them and most had cracks where they bay had separated from the house slightly!
