I appreciate this is a very open ended question, but how much would it roughly cost to build a 3 bed chalet, with a double garage. The plans for said property exist, which I would tweak slightly. Build is in South Lincs.

The external dimensions are 12.52m x 7.85m, giving an area of 98.5m2. The garage is seperate with a pitched roof. Looking for an average standard of build, pine stained skirtings, etc.

If anybody is interested, I'd make the dinning room bed 3, move the utility and cloakroom to the back of the lounge wall in the middle of the house and them make what is shown as bed 3, shower room, utility and part of kitchen into one big kitchen dinner.

I've already got 3 ball park numbers, 2 from self build websites, and 1 wild arsed guess from myself, not totally un eduacted as I did have a few years working for a housing developer.

Lets be honest, If you have worked for a property company and done 2 quotes from self build sites you should know the answer.
If your getting a builder in to do the lot 120 k will be the quote for the lot, if your including driveway and garden all to a basic finish in the south east area .
But that assumes no dramas in the build......

Yes, true enough. But I only worked for said company for 2.5 years, and you can never have too many estimates fir this type of thing.

My estimates are £82k and £90k from the self build websites and my wild arse guess was £100k.

I'd budget £1400-1500 sq M so the best part of £140-150k.

A friend who's a builder (in the south east) said he can build for around £1250 sq M, so £1400 would allow for a little extra for nicer finishes and not having to compromise towards the end of the project.

I would say to budget at least £1000 per sq m and rising to around £1300 if you want a high spec with wet UFH, oak doors etc .We have done extensions that come in around £850 per m butwe are currently doing one that is about £1600. But we are puting a high end kitchen in, bifold doors, intrenal and external

Mmm, those quotes should be taken as a minimum cost. They tend not to include connections for utilities, driveway, architect fees and landscaping. They will also be based on you working hard to get the absolute cheapest materials.
1000per square ft is more realistic, including the area of the garage. Ours has cost about 1350 per sq m all in, we project managed ourselves and did some work such as painting and tiling, however the spec is high with villeroy and boch bathrooms, ufh, walnut and marble floors and granite kitchen.

Thanks, that is very useful. Oak doors wouldn't bother me, nor wood oak skirtings, but I would want stained wood, much easier when it comes to redecoration! Wet UFH is very tempting though, especially having built a couple when working for the developer, so much more control than a conventional system.

Maybe you could also answer a question, the ground floor is going to be say £1k/m2, but what will the second floor cost, because being a chalet, there is no walls.

Also what about some of these modern timber frame and rendered things you see on Grand Designs, what sort of cost are they?

Primary concern at the minute though is the plot, whilst it is right in the heart of the village we want to be in, it is set back off tha road etc, I have got a concern it is too small, not for me, I can't stand gardening, but for future resale.

Hmm, this is going to keep the grey matter busy.

The £/sqm cost is usually for the new floor area regardless of ground/1st floor. In my experience anyway.

I would say allow 1k/m then add half on again to be sure. Any less is a bonus.

My extension has just started and what should have been 1500 quids worth of strip footing cost over 4 grand. Fvcking expensive this building lark.

I also had to move my gas/electric meters, that is not included in the £/m cost and stung me for an extra £1600.

To balance it out a bit I've done all the groundworks and drainage myself. Still about £800 in skips/plant hire and drainange fittings though.

We're just coming towards the end of our build, fairly standard 4 bed detached with integral single garage. It's going to come in at between £1250 and £1300 per square metre, that's with some of the work at mates rates, and a chunk of labour for *cough* cash. wink

One thing to note - if you're going to be sourcing materials yourself, factor the vat into your budget/cashflow. Obviously you can claim it back at the end, but you have to spend it first. Ours is approximately £5k so far.
