Hi guys,

Just got planning through for a new house which I'm going to build but I'm told I need to get my Building Notice in TODAY to avoid the new insulation regs.

Am I OK to go with the Council or am I better to go with a Private company ? (If so who ?)

Whilst I did have a small building co. I was going to approach this as a self build to avoid some of the red tape but it seems there is a problem then with getting a warranty which it seems I need in order to sell it.

Any advice / decent housebuilding forums ?

NHBC Solo?

I suppose the question is how long would you have to live in it to satisfy the statement 'and live in it themselves'

We use approved inspectors for our Building Regs stuff.

We have just had them deal with some initial notification of projects to avoid the new regs giving our clients 12 months to start.

Not sure about the warranty issue but you could give them a call.

We had the NHBC solo warrantee but used the local building authority as building reg inspectors.
We could of used NHBC instead (for the appropriate fee) but stuck with the local BO instead, but right now i cant think why we did!
It meant 2 different people inspecting it (although at much the same points), I really dont think it matters which way you go on this, the local BO was a very nice helpful chap (were not signed off yet wink )
What is the change of regs on insulation, whats it up to now or has the SAP ratings increased?

Thanks for the replies.

The regs change on 1st Oct and my QS friend thinks they will add approx £10k to a big 4 bed.

No one is certain as no one has yet had to to it. Large house builders will have registered the next 12mths of build to avoid the problem.

Because the LA insisted that I had to get in today to qualify I have gone with them so I will probably end up doubling up the inspections too but I'd rather waste £620 than £10k if I missed the deadline.

You havent wasted the money, if you got the NHBC to do it you would still have to pay about the same, possibly a little more.

I accept that £10k on a big 4 bed is perhaps a bit random without a lot more info, but from we can make out the difference on commercial projects will be significant.

That comment was purely related to the OPs 1 x "big 4 bed". On a commercial scale i totally agree.
