I just want to be sure I have this correct before I start researching wooden garages.

The current garage is 3.5 X 6 metres. It needs knocking down as the floor has cracked and there is a large gap at the top of the rear wall, essentially it's partway through falling down.

As one wall is right next to my boundary I know I can't have a ridge height greater than 2.5 metres, but as there is space behind the garage I can extend it to the back fence, another 2 metres or thereabouts.

So aslong as the ridge height is 2.5M or under I can make the garage as big as I want aslong as it does not cover 50% of the original garden area?

Needs to be at least 5m from main house also to be exempt from PP, also no part to be forward of the front of the house I think. Size after that may become an issue for building regs rather than planning - upto 15m2 they don't care, 15-30m2 needs to be non combustable material or if timber then at least 1m from the boundary (could be an issue for you) - over 30m2 and building regs required regardless.

Least I think that is the case, had a peak around recently and put up a 27m2 timber without needing to do or notify anyway... least I hope I was right.
