Hello all

If you saw an advert for a property with the tagline 'Stamp Duty Incentive Available' what would you consider it to mean? The property in question is up for "offers over £300k", so I can only assume they'd unoffically accept £250k to reduce the purchasers stamp duty from £9k to £2.5k and then expect the shortfall in cash?

Isn't that a bit, well, tax evasion-y?

No it means they want to charge you 310k but will lob off the equivalent of the stamp duty charge leaving you to pay just..... 300k

You may be able to purchase the "fixtures and fittings" seperately. 250k for house, rest for F&F

Cheers chaps, I suppose I should ring the agent and see what the deal is.

Typically, on a £300k house, I've been thinking I'd offer around the £270k mark.

Stamp duty incentive means nothing at all. The lender takes that amount they are lending effectivly making your deposit smaller as you still pay.

I'm going to struggle to get my point across of what i really mean but basically our house had an incentive which actually did fk all.
