my other half needs to change her morgage to buy to let - any tips on what is best / where to look etc? flats worth about 275 shes paid back about 145

She may not need to change her lender.

I had a mortgage with Northern Rock, contacted them about changing it to a Buy to Let mortgage and after a little negotiation and a small fee 100-200 pounds I had a BtL mortgage on exactly the same terms as it was before.

I received a letter stating it was now a BtL mortgage and the only restriction imposed was that I couldn't enter into a tenancy agreement longer than 12 months at a time. I wouldn't want to give a tenant longer than a 12 month contract anyway.

A lot less hassle than re-entering the mortgage market, valuations etc again.

Good starting point. She may also find that her existing lender is fine with her letting the property so she doesn't need to change a thing.

If she has no luck with the existing lender then she may like to give this guy a call - www.apple-mortgages.co.uk . Joe happened to mention to me last week that he has BtL options needing a minimum 20% deposit. From what you say she should qualify easily. He's based in Sutton, London though.

As per previous posters but mine was through Woolwich/Barclays. Purchased as a residence and then swapped to BTL mortgage following payment of a £25 admin fee and retained the 'valuable' rate of .49% over base.
