Guys,

Had my flat on the market now for nearly 11 months without an offer.

http://www.rightmove.co.uk/property-for-sale/prope...

The photo's in the advert have been taken by the estate agent (who hasn't really impressed us tbh), can anybody in the trade offer me an opinion on either the presentation of the flat or the photos.

I appreciate that the kitchen may need some updating and the main bathroom is a bit tired, but for viewings, the place looks very tidy (girlfriends influence!).

Also has a garage within the secure gated area, a real bonus in York imho.

Any hints, tips, abuse, and offers more than welcome!

Luke.

Looks quite nice. Presumably, the asking price is competitive?

One minor thing, the 2nd bedroom looks really cramped because of the size of that bed. Could you put a single bed in there instead or a bunk bed if you think families are likely to view it?

Thanks, the asking price is in line with other similar offerings. About the bed, I will look into that.

Definitely take that double bed out of the spare room and replace it with a single.

The flat looks OK but, at least round our way, nobody wants flats at the moment due to the glut of newbuilds and lack of FTB's on the market.

Mine's been up for sale since May without a bite frown

Exactly the same in York. Developers are selling new builds (crap quality, thin walls, little or no parking) for £30-£40,000 less than ours. With the difficulty in obtaining mortgages etc, I can see why some people would buy the cheaper flats.

Young people aren't too bothered about garages and conversions.

Just my opinion, but whilst it looks lovely and clean and tidy, and in a nice development, it really does look very cold, unwelcoming and about as un-cosy as it's possible to be. That may just be the pictures, but I'm betting not - neutral colours, cold leather, white/greys, etc

Could you perhaps get some warmer colours in there, some soft furnishings, some pictures, objet d'art (ahem, ornaments), dimmer lighting etc. I think it needs to look and feel much more homely.

Please feel free to totally disregard my pathetic attempts at interior design - and good luck selling thumbup

I would sort out the furniture layout in the main bedroom too , having a double bed with what appears to be one side against a wall isn't doing the room any favours given its reasonable size .

Lacking soft furnishings too.

As with any product , if it is too expensive you will be wasting your time,

Good luck.

Agree. I was advised by the estate agent to make it as neutral as possible. The walls used to be a different colour and it felt much warmer. I'll speak with the GF and possibly send her shopping.

Thanks for the comments smile

Ditto the double bed / single bed comments. If not a single bed, present it as a study?

Other than that change the toilet seat for a white one, paint the bathpanel cream / white.

Perhaps you could swap the layout of the lounge diner around? It looks like a lounge lounge at the moment with no room to fit a table / chairs in.

Looks in good order.

Only thing I would definitely change would be the loo seat and bath panel for white.

They seriously date an otherwise ok bathroom.

Thanks, I'll re-assess the positioning of the furniture.

Can a bit of soft furnishing and a parking space really sort that out?

+1. A white Loo seat and even paint the existing bath panel with white gloss, £20 all in and a mornings work.

Just pushed the sofa forward, towards the TV. Could look into getting a small table and stools for behind?
