Try again!!
Hi all,
Have found a house we are thinking about putting an offer in on but it has one problem, pebble dash!
The house itself ticks all the right boxes large plot, large rooms and most importantly needs fully modernising.
We love the look and style of the house apart from the pebble dash and wondered if anyone had any ideas to make it look better and at what cost, our total refurb budget is approx £100k.
The idea I have is to remove all the dash and have pre coloured render applied but I have no idea of cost or even if this is possible?
Any help or advice greatly accepted. There is a picture of the house below.

Could you not render over it? Is this possible?

Not really an option as it has blown in a few places and I found in the past that patch repair to dash stands out a mile and doesn't really go with the sort of finish I would like to achieve with the whole refurb. Plus I don't fancy having to repaint it every 5 years or so hence my idea of the pre-coloured (White) render, which i am pretty sure I have seen used on grand designs before.

If it was my place i'd hack of the render back to the brick/blockwork, address any brickwork problems, replace windows etc then get someone in like these guys http://www.markgroup.co.uk/ and then render with http://www.k-rend.co.uk/

Have just had a large part of my house rendered and alot of it was pebble dash. We took off what we could and what was blown but left any that was on solid as it is a bh to get off. Then three coat system with mesh using ceresit render by weber. OP if you pm me I will send you details and some pics over the weekend.

That house would look really nice rendered.

Cant remember the name but it may be one of those links above for the coloured renders which allegedly never crack (though i have seen one which had hairline cracks all over it).

Painting it would be my option as well.
As for the blown areas, if it's done properly then it should blend in extremely well.

IMO, hacking it all off replacing it with something completely different will ruin the entire look of the house.

I love the general look of the house btw thumbup

Thanks for all the replies. The k-rend looks interesting but expensive love the idea of it staying clean though.
Might consider painting it first and then see how happy I am with it before I consider something like the k-rend.
It's a big house and I am beginning to think it could become a bit of a money pit if I let it but we're planning to be there a long time so important to do things right.

Hack it off then render and paint, would look fantastic on that 100k doesn't sound much on that though.

I agree with the £100k but will be doing alot of the work myself and see it as a long term project. Hopefully if £100k can get me 60-75% completed the rest can be finished off over a longer period.
I do like the idea of rendering but the costs could be prohibitve, will just have to wait and see what I can buy it for, cheeky offer coming I think.
Some pics of yours would be great.

7 days work to hack off and render for 2 plasterers and a labourer. 3.5K plus materials plus scaffold?
