Parking space rental

Not sure where to post this, I'm sure a mod will be along in a minute....

Looking to rent a parking space from another resident in our block.

What clauses should the contract contain? Is there a standard template for such a contract?

Is a contract really needed? If its from a fellow resident you know where they live!

I rent one of mine to a fellow resident. They pay monthly and in advance, everyones happy.

Well, we are paying 6 months in advance (for a discount) so I guess we want something in writing to reflect that we are entitled to use that space until the agreed date.

Just wondered if there was anything else we should consider that we hadn't thought of

Assuming you are both reasonable adults I would get a signed and dated receipt. Whether you need anything else depends on how parking is policed and controlled.

Just thought, we need to include a sentence to the effect that the ground rent and service charges remain the responsibilty of the owner.

And also, if they move out of the property then the parking space would still be yours to use until the date you have paid to.

Do they own or rent their property that gives rise to the parking space? If they rent they might not have permission to sub let.
