A friend pointed out this plot to me recently, and I think it looks quite interesting.

Any ideas what it would cost to build the proposed house? Or any opinions in general?

Sorry but Aberdeen property prices do not warrant 100k for a quarter of an acre, or do they? Very small plot for a 5 bedroom property.
The plans themselves look interesting, would prefer it on a larger plot though.

TBH I'm not sure.. I presume there is a premium as it has the planning permission already granted?!

It's 20m across, and 16m from the window to the back.. My maths is rubbish smile

About 100m2, so 200sqm floor space not sure how that equates to a 5 bedroom house.

So is mine...but area = Pi (3.14) x r (10) squared; 3.14 x 100 = 314m x 2 gnd + 1st flr) = 628m. Less the segment ~28m to make it easy = 600m. Sounds wayyy too much to me!

Where am I going wrong?!

It is an ellipse (if I read the plans correctly). Pi x major axis radius x minor axis radius. Pi x 8 x 10 = 240 ish....so I was wrong...by quite bit.

It's circular with a segment off the front. I don't think I allowed enough for the segment. Should be more like ~550m2 total then? If so, more like £600k to build?!
Figures look wrong somewhere...

What ever it costs the plans look nice, but I am really not sure about the location or the plot size for such a house. I would rather have it in an elevated position looking over benachie, but each to their own.

So roughly £1k per m2 then?

Thanks for all the input so far.. I will maybe go and have a look at the plot this week. Its very close to Aberdeen's busiest roundabout though, which wouldn't bother me too much, but the wife would have to use it on the commute

That would get you a basic standard of build. I would have thought the circular build and curtain of glass would prompt much sucking of teeth!

£95 for that plot so close to Aberdeen is fine.
The build cost of say a 200m2 property would be around £1100 - £1300 m2 but...
If your have to demolish the and re-use part of the existing water tank, then you could push this up to £1800 m2. The main dificulties would be carefully removing the exisitng concrete lid, without destroying the walls, which you'll want to reuse. The there's the cost of tanking to the tank to make it water proof. I know this sounds silly as it's already a water tank but you need to 100% sure it's not going to leak before you drop your new house into it. All in all a bit of a tricky job to get right, but not impossible and you should end up with a lovely interesting house at the end of it.

Ballpark of £750k to build/do that, probably more, depending on spec etc. A big and complicated job, but interesting and would be great when finished, a proper Grand Design. Plus VAT obviously.

If its Aberdeen then you have to remember that (some very rich American - can't remember his name, has a place in New York - wk tower or something) is tryimg to get a golf course and leisure reort pushed through planning so I would imagine house prices going up dramatically if approved.

Only a thought...........

That is in Balmedie not Blackburn though. The bypass will have more of an effect on prices than anything else.

Is VAT reclaimable on that type of build?
