Hello,
In short: Can I charge more rent for allowing my tenants to have three dogs in my property? If so how much is fair?
In long: I've been renting a property out to the current tenants for about 6 months.
I was passing about a month ago and spotted a dog in the window!
Our agreement is no pets/kids/smokers.
I contacted my letting agent, they were unaware and later advised that it was temporary and they would be gone in two weeks.
I've just had a friend inspect the property (I live 150 miles away); there are now three dogs, they got a new one for Xmas...
The tenants are looking after the property and I’m OK with the dogs now my friend has reported back.
So I am OK to charge more for the dogs? If so, how much?...

Not quite the same thing; babies are more part of life whilst a pet is an optional extra. Pity they lied about them though.But 'Baby Premium', yes, good idea! After all their child benefit comes from my earnings...
