Cost of Tiled Conservatory V Single story extension?

May not be a lot of difference in the two! I was planning to get a garden office built (budget 12k ish) but wondered if a single story extension may be better value to add to the house...though I assume WAY over budget. So what about a tiled roof conservatory? I am thinking not noisey when it rains, cooler in summer but looks nicer than a bolted on extension.
But is it much cheaper than a similar sized conservatory?

Go for the extension if you can. A tiled conservatory sounds like a right PITA, it won't qualify as a building regs. exempt conservatory (% of roof must be translucent), and all the glass in the wall will make it difficult(impossible?) to meet the insulation requirements.But is it much cheaper than a similar sized conservatory?

You can get away with quite a large extension under permitted development.
3m back from original boundary for a semi and 4m for a detached.
You can also come out the side a bit (within limits) as long as it doens't change the front elevation. Google permitted development anyway.
If you're going to spunk 20k on a pokey office, you might as well jizz another 10k and get a proper size room!

It's not but, isit? It's foundations, Drainage, Would you not want windows or a door? Flooring? Whats a VERY ball park cost for a single room, single story extension......I mean, its just 3 new walls and a roof right!

When I start I will log my expenses.
However, i've put a 2 storey extension (Garage with two beds above) for under £15,000 all in that's planning etc (and i'm NOT a builder) also included an electric garage door which was £1350.
Just depends on whether you want the hassle of letting one guy sort it all out, or you're prepared to get people in to do the bits you want, when you want.
Cheapest quote was £26k+vat
My part 2 storey and side extension (3m x 8.5m) is going to end up circa £65k. Thats with me setting out, digging founds, laying drainage, fitting bathroom and en-suite, fitting kitchen, laying floor (not got that far yet) and odd bits of labouring. If I'd not done that I reckon it would have been nearer to £80k

But! My neighbour has being doing his extension for over 8 years and still has wire mesh on the windows over the new bedrooms.
There's definately a "time to completion" vs "cost" relationship that is hard to put an actual value on. for us it's more important to get it finished.

Oh definately, there are certainly times where I think it would have been worth getting someone in to sort it.What was essentially a 1 1/2 month job, took from March to Dec.
My old dear is having a new kitchen, that alone is £20k I think. So if you're putting a kitchen in, bathrooms etc, and the extra ancillary plumbing wiring that that entails, then the cost will surge upwards very quickly.
Most expensive single items on mine were the garage door £1350 and the supply and fitting of oak braced and ledger interior doors £1039 for two
