Converting a garage into a flat

PH is my first port of call. I have a datached double garage, quite big, around 450 sq.ft. that I wuld like to have converted into a 1 bed flat, with lounge, kitchen area, bedroom and shower. Mainly for visitors but perhaps a letting too. I would still have plenty of off road parking so question is how do local authorities look on this type of application? The flat would be on my land but obviously no longer usable as a garage with the doors changed to windows etc and central heating fitted.

A nearby house had a double garage and have converted it into an extended living room with a single garage remaining but this was integral to the house ie the footprint. Mine is detached and stands maybe 5m away from the house, would make a nice granny flat. B17NNS said:

I'd do this, just ask to speak to the duty planing officer. I doubt it will be a big problem as long as you still have sufficient off street parking.
Only time I had an issue was when a client had a either a covenant on their house or a condition on the original planning application stating that they had to maintain 2 parking spaces, by removing the garage they then only had one.
