I'm looking to buy a fairly simple property at auction tomorrow (£125k detached freehold, registered title) and need to have solicitors ready to instruct.

I could do it myself but on this occassion I'd rather not if I can help it.

I'd had a quote back based on a recommendation which seems a little on the high side, given that at auction they don't have to do any pre-contract work and all the searches have been carried out.

I've not long paid £870 for around £110k semi, this included all searches etc.

2 years ago i paid a fixed fee of £1000 for a sale and perchase on a 115k sale and 160k perchase

Just coming up to completion in a few weeks. Final bill on a 330k semi will be about £1100 including Land Registry fee (£280 I think).

I'm not sure why they are suggesting a environmental and chancel search after we have already exchanged.

The £36.00 fee is also in breach of the SRA code of conduct as it's actually a disbursement and costs nearer to £8.

It seems like quite a lot for what is half of the normal job, post contract only.
