Having a dilema, the GF loves this house, I like it but i'm not 100% sold on it just yet.

The pictures don't do it as much justice as in the flesh but i guess thats always the way.....

Anyway at the moment theres just two of us, but i guess in the next few years children will be on the way (maybe)

So what negative points do you see in this house?

I like it. Lots of ways that you will be able to add the personal touch.

It's amazing how much you get for your money up north. Very tempting. A one bed flat around here is about £40k more than that!

Crikey things are cheap oop North, wish I could keep my career and move to Sheff (ex poly student here).

I used to live in a similar type house, here is my input, but remember this is a personal decision and the house generally looks very nice. Plus I don't know the area.

- Townhouses have lots of stairs - you'll be up and down a fair bit, and its a pain if you're on the top floor and someone comes to the front door.
- Check the garage is actually a garage and not a wardrobe with an exceedingly large door.
- If you have nippers all those stairs might be a liability (gravity)
- The rear garden isn't kiddy friendly, needs grass. Kids eat pebbles and the neighbours cats st in them.
- Shared driveway, check out the neighbours - do they have chavvy kids who will roam onto your patch? Do they park badly? Do they fling doors open?
- Will you have 2 cars? Check parking weekday evenings and weekends.

main thing for me, if you are remotely thinking about kids, a 3 bed semi or detached somewhere

have friends that moved out of their lovely 4 bed townhouse within 12-24 months of having a family ...the stairs were just killing them

I'd picked up on the parking tooo, we know the area though and with one car in the garage (yup its big enough - i checked) and one car on the front we'd be ok, alos plenty of off on road parking out of shot, on the quiet estate thats its on.

Washer does seem to be integrated - not sure if it had a door.

the stairs and children thing is one thing that everyone has mentioned to us.

It is a bit of a blob, but i'm not that bothered about character, our current house is about 100 years old, things go wrong with it!

A reasonbly new build is what we fancy.

The garden - yeah i'd like grass - both neighbours have got grass, but this one has been "pebbled"

The house ot the left (endf of terrace) is also up for sale - but at 10k more - its an ex show house but seems very little difference.

Check room sizes modern stuff seems to be about 80% of the proper size meaning a good size bed won't fit, and you may well find you are hauling furniture in through the double doors on the front as they won't go up the stairs.

An end of terrace will always be better, you've got one less attached neighbour. If you like that one then make them an offer - remember to play low, say -20% of asking with a view to getting at least 10% off if the market is hard in that area.

Al this moaning about little'uns and stairs - think of the positives - saves on gym-membership. wink

Looks like a lot of house for the money and, once de-cluttered, will make a nice home.

Yeah - the decluttering is a big part of it. The woman that lives their at the moent has filled every nook and cranny with "stuff"

This is its more expensive neighbour.

I don't think end terrace is worth a 10k premium.

as you may remember, my parents live in the area and I know a couple of people on the development, no problems that I know of and a decent area

Looks nice and very good value. Playing devils advocate and not knowing you - have you considered the fact the lounge is on a different level to the garden? The ability to just wander outside or sit in the Lounge with patio doors open can be quite important to some people.

It's not a big thing but spend some time imagining living there yourself and how it would fit into your lifestyle. I've always found that you know the house you want instantly so the fact you are not 100% could cause some underlying unhappiness in the future to surface but you could do a lot worse thumbup

It's very nice, good money as well.

However one thing to look at and check is the access to the upper floors. Modern townhouses do tend to be a bit tight and narrow in the stairs and doors department and if you have large furniture (well normal sized actually) that cannot be dismantled it can be a pain and sometimes impossible to get it to the upper floors. If that isn't a problem you'll be fine.

Mrs VeeFour used to do interior design / furniture sales... town houses were a bloody nightmare, as customers wanted nice big 'coffee shop' style leather sofas, but there was no way they'd get them up the stairs.

IMHO, £10k is a worthwhile premium for an end terrace. But I would say that, as we paid the end terrace premium on our last 2 houses.

I cant believe how much house you get for the money! Amazing really.

If it were me....

I'd rather end of terrace but it wouldn't be a deal breaker if there were other plus points.

Like mentioned elsewhere the fact the lounge is on the middle floor would do my brain in a bit and would almost make it feel like a flat.

Thats about it though and for the price, well....



When i bought last feb there was a lovely 4 bed townhouse for sale, detached really nice looking house and was done to certainly a reasonable standard inside, but i was put off by the middle floor lounge and the fact this one had terrible parking and i have a van (which straight away rules lots of houses out). It was up for sale for quite some time at what i thought was a reasonable price, i can only guess those things put others off too.
