To Bath or to Shower?

I am currently in the process of a full renovation of a one bedroom apartment I let out. It’s a good size for a one bed and I have even had people turn it down in the past for that reason. One thing that does let it down a little though is the bathroom, it’s not big enough for a walk in shower and a bath, with no real way of making it larger I have a dilemma.
1) Keep the bath and again install a shower over it.
2) Ditch the bath and install a big walk in shower.
If I were living there the bath would be gone tomorrow, but since it’s not for me and I get the feeling that people looking round it expect to find baths in "bathrooms" what should I do?
Opinions appreciated.

To keep your rental options open I would think bath with shower over.
While I personally wouldn't be fussed about just having a shower, I think there are still lots of people (women particularly in my experience) who expect to have a bath available.
I have a similar dilemma with a two bed flat that currently has one bathroom with separate shower and bath, but if I took out the bath and replaced with another shower I could most probably make it two bed/two bathroom creating an ensuite for one of the bedrooms. Only problem would be that would leave it as a flat with two showers and no bath - which might be value-destroying.

I got rid of the bath and had a beautiful shower fitted. When I came to sell the house (I've just sold it and am waiting to exchange), I had 37 viewings and not one person mentioned the lack of a bath. Nor did I have any problems or adverse comments when I rented it.
This seems, to me at least, to suggest that a good shower beats the compromise of a bath with a curtain!

Do NOT do this if you ever want to easily sell your house again. Most women (ie 50% of the decision making over a house purchase in a couple - although this figure could be pushed up to 90% if the denial of sex with her husband/bf is brought into play because the husband/bf disagrees) will want to see a bath even if they mostly shower.NDA said:

37 viewings is good?
Mine was sold after 2 viewings.And they will tend not to mention the problems to you. They will just strike it off their list. I had a list of houses to view and didn't mention the stupidity of the garage/shower modification or the bizarreness of the toilet and bathroom being at opposite ends of the first floor landing nor the nasty 1960s styling that would mean weeks of elbow grease to sort out.

36 People looked went umm no thanks, also there are steps between a shower cabinet and a shower head off the taps and a shower curtain. If there was room I'd look at a P shaped bath, with a glass screen.I got rid of the bath and had a beautiful shower fitted. As much as i love a good old soak, i am a shower man, and the better the shower, the better your day!!
You cant beat a wicked walk in shower with an epic amount of water falling on your head from a massive shower head.....
I have no time for crappy little electric showers
which is a shame as the house i rent has one! :

I guess you could look at that as bad! However the house went to bids in the end and sold for a much higher price than the asking price because of the interest in it.

One of the reasons there was a high number of viewers is that I had two buyers fail to secure a mortgage at the 11th hour - massively irritating to have accepted offers (on the basis that the buyers were in funds) to subsequently find out I was dealing with Walter Mitty characters. However, that was certainly a contributing factor to 37 viewings....

Fair enough. Must have been a real hassle dealing with 37 sets of visits. It seems there are as many tyre kickers in the property market as in the used car market.Interestingly not one negative came back on the lack of bath....
