Fellow petrol nuts, I know you wise soles must know how to nick a steal in a recession.

Here's the drill. I have been approved a mortgage for £400,000. I know its hard to believe with the current economic climate, but its true.

Looking at buying a pad in London, South West, ie Clapham, Balham, Battersea etc.

No chain

But rather than buy one through an Estate Agent who keeps shoving the prices up in a stagnant market!! I would prefer to buy privately to cut out the middle man and commission. etc etc

Whats the best ways to seek private buyers?

My thought
1) Have been looking on Gumtree at private adverts
2) Searching Estate Agents websites, viewing property and then going back to knock on the door at a later date and speak to the owners or tenants and get in touch with the owners.

Is there a website where private sellers (Vendors) can advertise their property?

also as an idea, find an area you like, then post letters to any houses for sale by hand.

Don't rule out estate agents.

It is often easier to negotiate through an agent rather than direct with a vendor. Less personal too.

Estate agents of course want to maximise fees but they also realise a smaller fee is better than no fee at all and as such might actually somewhat be on your side in helping a vendor to be realistic.

The Estate Agents around my way are all SHARKS!!

e.g.

Was speaking to Foxtons, a chap called Richard in Lettings & he told me the lettings market it booming as people are finding it difficult to raise a mortgage & the fear they will be in negative equity if prices fall!....20 mins a later I speak to Kaye in sales and she says Sales is Booming and she has never seen it so busy in her 1 & 1/2 years working for the company. She says its best to go in at the asking price for fear you might loose out on the property of your dreams!!

So I've had enough of dealing with them and decided to buy privately biggrin............Wish me luck, will keep you posted and let you know how I get on. PS Will give that flyer drop a try, you never know biggrin

Lettings market is most definitely booming, we can't get enough properties for the demand, as soon as we advertise a vacant one the phone is hopping!

I did this and it worked, although I just hand posted letters to all the houses in the few streets we were interested in, even if they were not advertised for sale.

I can believe the Lettings market is busy as its difficult to raise a mortgage. How much on average has the annual rental shoot up by 15-20%?
