I've accepted an offer on my flat and I'm having a homebuyers report done on it tomorrow...just wondering what the surveyor will be looking for? It's just been refurbed so has new windows, new kitchen/bathroom and boiler etc. The skirting boards were badly fitted though (not by me) so have a gap in some areas between the carpet/skirting, which needs to have a trim run around it - the buyers are aware (and this will be done before completion) but will the home buyers report make a big deal of it?

The chap will spend 10 minutes and have a quick look around. The report produced is simply an a4 form, if it's really indepth he might complete both sides.

He'll suggest more insulation, a boiler overhaul and replacing every single lightbulb to a low energy one.

It's a good idea to make sure all your light bulbs are the low energy ones just for his visit.

Cheers guys - I'm just panicking that the whole things gonna fall through if they find anything wrong etc! I'll try and change the bulbs over, I know the EPC suggested that too!

Assuming the property is in England (Berkshire?) and not Scotland where the term means something a little different then Homebuyers reports can be researched on RICS' website

the RICS website is fairly navigable for the non-professional.

I wouldn't bother doing anything with your lightbulbs other than using them to provide light.

Cheers guys - thought it might be slightly more indepth than it seems it is! Was just worried they might find loads of stupid things that might put the buyer off!

They quite possibly might. Then it is down to you, your agent, the buyer and your respective attitudes to keep the momentum going. I would only worry if you have something to worry about. A Homebuyers will bring up loads of "I was unable to...so suggest a specialist report...". Unless the house is teetering on the edge of collapse you are unlikely to encounter much in the way of confident statements but lots of "further investigation may be deemed necessary".

Just a thought. Keep the surveyor in a good mood. If parking is an issue in your area make sure there is room on your drive or a parking permit is available for him/her. You don't want him to be hacked off before he even gets out his pen and paper.

The energy saving bands that are on these reports - just having the low energy lightbulbs could just tip the scales into a better band rating...every little helps smile

If a buyer is prepared to pay a non-refundable £500 for a Homebuyers report but decides against a purchase based on a potential saving of £20/year for replacing all lightbulbs to LEVs (at a cost of around £80) then they would likely not buy the property for the risk of damp/wood boring beetle/trees close to the property/unable to access below floorboards so would suggest a speacialist report/boiler is of moderate age so may need replacing in x years and this should be budgeted for/unable to adequately access the drains so the risk of replacement should be budgeted for/unable to access garage roof void - risk of some asbestos in the garage lining so suggest...

The buyer will already have had access to the EPC graph and has presumably decided the World is still spinning. Change away if you want to.

The home buyers report is just a basic survey/valuation of your property for the buyers mortgage company.
