Decorators - How much for a whole house?
Discussion
Hi,
Looking at getting a house decorated, So 6x bedrooms, 4 reception rooms, kitchen and utility and a 9m x 3m conservatory (only 1 big wall, rest are thigh height)
All walls & ceilings need doing in emulsion, 21 doors (10 glazed), skirting boards and window frames need glossing. No major repairs or cracks to deal with, no wallpaper to strip, but the odd small knock needs skimming over.
Externally it needs a colour change on the front door and the double garage door, 12 window frames and soffits need a going over with gloss.
Rough price would be nice - perhaps these things are regionally effected, the house is in the NW.
I know you need to see it to give a true price, but a ball park figure would be nice.
Ta.

i would say the bedrooms would be about 3 days work, one man with all materials £ 420.00 each approx
recepection rooms approx £ 420-450
external would be approx £ 900
iam based in london so the price will be relative , but iam quite cheap i think!

We did the whole house last year, (inside only) similar size by the sound of it.
Location will play a big part but as a ballpark (NE Scotland) it appeared to take an avg of 4 days / room. Some rooms needed stripped, some papered, some just painted. Some rooms needed more or less initial prep than others, Victorian hallways and staircases needed lots of tall ladders!! Anyhow, our cost worked out at around £80/day for labor. I supplied the materials.

My 2nd bedroom (double) and dining room were straightforward painting jobs. Two people did them both in a week, £500 ea. Couple of years ago now.
£1000 for painting 2 rooms?I;d be wanting every room in my house given a coating for that much.
Obviously I dunno how much stuff they had to do but it doesnt take long even for an amateur like me to paint some rooms to a semi decent standard.

k me, I could paint both rooms in a day on my own, perhaps not to a brilliant standard but I don't claim to be a decorator, but for a man week to paint a room? I'd want new plaster for that too.I would pay £75 a day but for a pro I would expect him tho be able to do maybe 3 or 4 rooms in a day (4 walls, not ceiling, 1 lick of paint)
Obviously it is different if they have intricate work, prep work or multiple coats.
Painting is one of those evils that I have done many times and because its so easy would probably hold off paying for unless I really had to.

I had a few quotes recently to get my place done; 3x Double bedrooms, 2x Reception rooms, bathroom, small WC, Kitchen and large hallway. They were between £2.5k and £4k; I couldn't really justify the cost so have been doing it myself.
It's not really that hard, have been doing 2 rooms a day on average (3 of us working on it) over the past few weekends. My walls were re-skimmed about 5 years ago so the prep hasn't been too arduous, but I'm really happy with the finish and can stand back when it's all done and know I did it myself and saved a few £k in the process!

Well, just to provide closure to this thread, the quote came back as £2700 including all materials and a load of other trivial but time consuming jobs sorted out at the same time. Not too unhappy, spoke to a few other people and to do a 3 up - 2 down property inside and out including prep and materials was averaging £1800, so I was bargaining on the bill being around £3.2 - £3.5k.
Currently having my whole house repainted 5 bedroom, 3 lounge, dining room etc repainted, decorator wants £1800, for 10 days work.
Some of the walls require cracks to be filled etc, skirting boards, and doors, frames all being done, did get a few quotes but some were wanting £2k and were just 2 decorators wanting 2 weeks, the guy i chose has two guys working with him.

That's bloody cheap for 3 people, £60 a day! Surely that can't include materials as well? I ended up doing mine myself, took a fair few weekends but actually turned out to be pretty rewarding, especially as I'm completely useless at any form of DIY!
I'm not a decorator, but I have attempted every room in our house, (some twice).
All I can say is that unless you are a perfectionist, just wallop the emusion on, and zip around with the gloss, and don't waste time on preparation.
I've just done, porch, hall, stairs, and landing including 6 doors and it took 1 long weekend. I started at 10am on Royal Wedding day, and finished at about lunch time on the monday.
Bloody good excuse to miss the street party.

I used to be a decorator, and sorry its the old you pay for what you get
Ask yourself, what do I earn a day, and unless in top management pay your decorator your wage.
As stated people think its just whafting a brush about. But then it all depends on your standards. Its all in the prep work which goes unseen.

Each man to his own trade - I am not practical, but luckily my brother is a decorator. As stated people think its just whafting a brush about.
My brother works on a lot of recommendations and repeat business. He also gets a number of calls to houses to correct work done by cheap cowboys.
Many good tradesmen work on the basis of about £20+ per hour presently, depending on location and amount of work in the order book. That's just labour. Don't forget you are covering all the overheads, holiday pay, insurance etc. Even in a very busy year its hard work to have a taxable income of £20k - not excessive.
Paint isn't cheap and paper depends totally on choice. If you have chosen a hand print or something else special at £200 per roll you want to make sure its hung properly. Some of my brothers customers have handed over the keys whilst they go on holiday and leave all the choices to him after telling him which rooms they want doing.
The one benefit of the OP's job is that its throughout the house. Always lots to do - with smaller jobs you can end up waiting for the paint to dry, or have to shuffle a couple of jobs side by side.
From bills I have seen of my brothers I would be looking at say £4k to £5k, or more. You haven't said how large each room is, but they sound on the larger side ? There is a few hundred pounds of paint required by the sound of it. Its a big house and a proper job isn't cheap with tradesmen. As stated above, its all in the preparation but some of the OP's comments seem to suggest 'cheap' - like 'gloss over the soffits', and does 'emulsion' relate to cheap trade paint ? If you pay more now for a proper job it will easily outlast the cheaper job, and look the part.
You pay your money .........
(Just realised, you said 'whole house' but didn't mention hall and stairs - the room everyone hates - that'll be more money)
