NICEIC Homebuyers report

Hi all,

Have been asked by our mortgage company that it was pointed out in the survey I need a NICEIC report on the electrics before they will lend us the money, fair enough. Does anybody know what one of these will involve? The property hasn't been touched for maybe 30 years and is quite out of date although all of the electrics are working and look okay. Is the electrician likely to just say it needs a whole rewire? Anybody know how much one of these surveys cost ?

Am based in Birmingham if any local ph'ers do this kind of work ?

You'll have to ask the mortgage company what they want. A periodic inspection and report to BS 7671 will tell you what you need. It will be a load of sheets which will most likely mean little to you (or the mortgage company). The NICEIC (National Inspection Council for Electrical Installation Contracting) is a voluntary trade organisation. Members must satisfy their quality standards and have to have a number of jobs inspected to retain their membership. There are other organisations but they are the most widely recognised.

The inspection will consist of an inspection of various parts of the installation which will involve lifting a sample of switches and socket fronts and inspecting cable runs where accessible. They will not lift floorboards or bash holes in floors etc. After the inspection they will run a series of tests including:

  • Continuity of earth conductors
  • Insulation resistance
  • Earth loop impedance
  • Ring circuit continuity
  • Operating times and currents of RCDs
  • Prospective fault current
The report will include a cover sheet with the supply characteristics and age of installation etc, tick boxes of items inspected, schedule of test results, general comments on the condition and a schedule of defective items. Defective items will be given a number:

  1. Requires urgent attention
  2. Requires improvement
  3. Requires further investigation
  4. Does not comply with BS 7671 (this does not necessarily imply that the installation is unsafe)

The NICEIC do not have any reference on their website to a 'homebuyer's report' but a number of members are advertising inspections on their websites which appear to be a simple inspection with a plain English report.

You do NOT have to have an NICEIC electrician. Any proper, QUALIFIED,INSURED,REGISTERED electrician
can do this.

NICEIC is a trade organisation, others are : NAPIT, ECA, ELECSA, BRE



All you will require is a Periodic Inspection Report.

the purpose of the report: to ascertain the general condition of the installation.

But if specified by mortgage company niceic is the one that would probably have to be used.
