Hi all,

Lots of knowledge on this forum - moved into a run down house June last year, been working on the inside up till now (still lots to do!), but the outside will need some attention and I haven't got a clue how much I should be looking at (and saving up for) a couple of jobs, preferably at the same time:

1. Chimney - has been rendered in the past but now chunks have broken off. Other houses on the street have it as just bricks and pointed, think I would prefer this - it's a shared chimney so would be going 50/50. Flashing also leaks a little so would want that renewed.
2. Outside - it has a smooth (stucco I am led to believe) render underneath a horrible Tyrolean coating. The Tyrolean has cracked and flacked off in places and I'm thinking having it all hacked off back to the smooth render underneath and painted. Unless anyone knows whether it's worth having it patched and repaired and painted.

I've done everything (bar plastering) myself so far but don't fancy this job (somebody i knew fell off a ladder and buggered their arm for life - elbow won't straighten up - which has put me off).

FYI on sizing - it's a 1930s 3 bed semi, not huge just average - 2 doubles and a box room plus a conservatory built up to the fence on the back which will limit ladder access...

Thanks for any advice/ideas, my gut feeling is £3k but absolutely no idea really.
