tenants started a business from the house
Discussion
As per title - by accident today I found out that my tenants are running a business from the house. They have a nice website selling furniture etc to hotels and the office address is the house address. I dont think thats in the tenancy agreement and pretty sure my landlords buildings insurance doesnt cover it.
I've just asked the letting agency to explain themselves - see what they come back with.

Not just the registered company address? Personally, I couldn't care less if they haven't made alterations to the property. But I know bugger all about this topic.
Good point re insurance, though.
yes its the registered company address. more concerned about the address getting "flagged" with bad debt you name it

The notion of 'business from home' is a very grey area nowadays. It could be a drop-shipping business with no home-based activity beyond a PC. Same for a journalist, Web developer, etc. IMHO, it would be unreasonable to deprive a tenant of such a living.
I also think it would be unreasonable of a tenant to run a business that has a more intensive use of a rented home (storage of substantial amounts of business related stock, heavy duty equipment, etc) without prior permission.

But that's a risk of letting your property to anyone. Some landlords do seem odd to me. They don't seem to understand that a tenant may actually want to use a house, or indeed some don't seem to even believe it's the tenants home.
As long as it's admin use etc. what effect does it have OP? If your worried about bad credit, just imagine the effect it's going to have on your tenant's financial position if he has to move out and find an office...
And why would your letting agent be aware, unless the tenant has stuck a big sign up in the garden?
I work from home and rent. It's never been an issue, with the worst clause being in the agreement something on the lines of we the work not being so significant that a change of use would be involved.
Chill, have a chat with your tenant and enjoy the rent...

Firstly there isa breach of the Assured Shorthold Tenancy Agreement, so possibly compensation could be claimed by the landlord.
Secondly, and more importantly, if the landlord accepts that the tenant/s are operating a business from the residential premises, then the AST under the 1988 Housing Act reverts to a commercial tenancy under the Landlord and Tenant Act 1954, the same that gives tenants greater statutory rights.
