Cheap family accommodation in Sunderland

We are going to Sunderland in August and are on the look for some cheap family friendly accommodation. The cheaper the better and preferably with a family room. Doesn't have to be Sunderland, just nearby.

There are a load of B&B's on the seafront which may have something. When are you going up? I can't remember when the airshow is, but if its the same time, you might have problems booking. Otherwise, there are a couple of premier inns there, one in the city centre, and one out on the A1231, north side of the Wear. Or, it might be worth seeing if the university have anything - they sometimes rent rooms out in the halls over summer (can't remember is Sunderland Uni do this, but no harm in asking!)
