I'm going to buy my first house and I've looked at numerous new builds and numerous houses in general. I think most are overpriced, and the few I like are very overpriced as the interior has been upgraded nicely and them seems to charge a large premium for it!

This house is a typical example:

Obviously an elderly person lived there but the proportions for my first house I think are decent.

How much would it cost me (I wouldn't be doing the work!!) to get it decorated, new carpets, flooring, Bathroom, kitchen etc? Im sort of thinking that if I buy a house for £120,000 and chuck £30-40k on it it would hopefully cover it? Or would it be far far faaaar more?!

I think £40K should make it easily liveable but the cost is heavily influenced by the standard of the kitchen and bathroom. A really nice kitchen could cost £20K by itself but you could get a good one of half that. You could give it a good paint throughout before getting someone in to carpet the place and that would save a load of cash for not a lot of outlay. Are the walls ok? Plastering can be expensive if needed.

The house looks quite clean and tidy already so you may not need to do too much.

How long's a piece of string?

At the bottom end, a once-round with some paint and new carpets, change the doors and maybe worktop in the kitchen, and give the bathroom a few new tiles and a new side panel. If you DIY that lot, probably change from £5k.

From there, you can go north as far as you want.

I have no idea whether it needs it. I'm assuming everything is in decent nick (...) and it's mostly cosmetic?

What's the "fusebox" like? RCD?

Are there sufficient lights and sockets where you want them?

Looks good value for West Yorks. I'm looking in Lindley, (Hudd) for my son and everything is a lot dearer.

It depends how far you want to go. for a simple upgrade, improve the lighting, change the kitchen unit doors, spread a lot of paint about, new bathroom suite, new flooring etc.
This basically all cosmetic and you could actually live without it if necessary

The main old fashioned issue is electrics, messy but worthwhile.
The wiring is probably sound but the lighting is poor and there's nowhere near enough sockets for today, so while you're at it put in computer cabling everywhere. Don't decorate first.

Location is everything, if it suits go for it

~1000-1500 per bedroom (skim, cove, paint, carpets)

~5K ~Bathroom (DIY fit)

Kitchen?Diner? I would guess at 10K if you want to to be half decent.

Factor in another ~2-3K for hallways/landings

If it needs a rewire 2-5K

Rads look newish, has it been updated recently? Combi boiler would be another 2-3K if you want to go down that route.

don't forget you may need to do something with gutters, fasia's.

UPVC windows might be nearing end of their life, seals wise, might get panes fogging up

I can see its had a new boiler- but the rads all look like old single panel stuff- so they won't do a great job of heating yr home up

any loft insulation (in fairness £300 DIY would do it )

£4k for a bathroom paying someone

£6-8 k for a kitchen, paying someone

£2k for carpets throughout.

decorating- DIY

any thoughts with regard to fencing, garden works and so on.



usual rule of thumb is by the worst house on the best street you can.

will £30k into that house, increase its value by £30 k- probably not.

Not sure if it helps, however have just finished total refurb of large 2 bed flat, new bathroom, new FF kitchen and white goods, new boiler, complete rewire, new double glazing, substantial amount of replastering, laminate flooring throughout, new front door etc etc
came in at approx. 25k and we didn't scrimp on either bathroom of kitchen quality.

One would hope that judging by the piccies, you should be able to do the same if not less and include garden tidy/fencing

Going back a few years but in my previous house I bought as a shell and got it all modernised (I'm West Yorks as well)

Working to a budget i managed to bring in about £18k (kitchen had standalone appliances and came from Ikea)

For that I got it rewired, plastered, bathroom, kitchen, french doors leading to rear garden

Had to sell up after my divorce and before prices started to recover

This. Its a first house. Do it as you go and learn how to do it. That looks perfectly liveable to me

I wouldnt go mad. Here is a house from the road behind and one down the road so not much money in it if you only intend on having it for a few years. It does look like a decent plot though. If you dont mind diy and intend to be there a while it would make a nice home.

Another look it looks pretty decent, no artex is a bonus, all nice and flat. Quite easily live in that and decorate when you please.

Other than the completely out of place blue fireplace wall and mismatched TV cabinet I find that room and furnishings inoffensive and quite pleasant in fact. A little bare but a nice big rug to go in the middle of that floor would finish it off nicely. smile

We did a full refurb on our house when we bought it. Its a 5 bed det and we spent about £50k, maybe just under. Ripped everything out, back to plaster and started again.

We kept the windows, some internal doors and most of the radiators but everything else was replaced.
