Being bought out or selling house

An acquaintance is in a situation whereby they are splitting up, not married, house on the market,
The other partner wished them out for the end of the month or they will vacate it leaving my contact to pay all utilities and half the mortgage.
And then of course worry the other party will continue to upkeep their side of the mortgage whilst living elsewhere with more bills.
Other option is my she stays there and would leave my relative to really struggle to pay bills.
In her own. There’s probably 40k in equity in the house
So there’s also the option of being bought out of the house house and walking away.
I’m just after some potential pointers to pitfalls.
My concern is he will change his mind she’s out of the house and he drags his heels selling it
I’m concerned that the other partner will then be in the house wreck it because they are scruffs and it’ll be awkward to sell and my
