Brownfield status - applying
Discussion
Hey,
Sorry - not sure which forum to put this in...
Anyway - does anyone have any knowledge or experience of applying for "brownfield" status on land? Google just throws up a load of definitions of brownfield but no clear idea of how one would go about it. I don't even know where to start!
Any help gratefully received!
Thanks,
Phil.

What do you mean by brownfield status? Land is automatically brownfield if it has ever had anything built on it before, or formed part of the gardens of an existing house.
But I really can't see what you would achieve by going for that designation, just makes it more expensive to develop as you would need at least a stage 1 enviro report.

I'm not sure! Just one of my regulars suggested we go for it. We're currently greenbelt which, I presume, is "more" difficult to do stuff with than brownfield. But that's the limit of my guess, let alone knowledge. But I really can't see what you would achieve by going for that designation, just makes it more expensive to develop as you would need at least a stage 1 enviro report.
Brownfield Status is not something you apply for for as such. It is better described as previously developed land, and would include gardens abut as a rule excludes agricultural buildings.
Brownfield land can and does exist within greenbelt as green belt is a policy definition and brownfield is just a generic description.
If you have previously developed land in greenbelt you will sbe constrained on the extent of development allowed, very often this means footprint replacement only.
If the land has been previously developed, but the buildings demolished and the land left derilect, the use could be considered to have been "abandoned" and it will be treated as undeveloped land.
"Rolling back" greenbelt is a huge task and require considerable resource, housebuilders and developers spend hundred of thousands of pounds arguing the case.
What is your proposed use/development. If you pm me with some more details eg location I maybe able to enlighten you a bit more, but bear in mind for greenbelt issues I would normally employ a planning consultant.
