I am not sure which section this should be in so I will post here, and I am sure it will get moved if not appropriate.

I vaguely remember receiving a call last night whilst I was on my death bed (with man flu) from a company offering to sell PLOTT's of land in greenbelt areas for development. Something about it being a bargain as this land had no planning permission so would only cost £7000 and would look to realise minimum of 400% profit, and even as high as 1000%. It sounds fantastic!

However I am a bit of a sceptic when it comes to easy ways to make money, and even though they had done their homework and had my mobile number, email address and knew about my business, I suspect that as this was a cold call, I will probably ignore the e-mail they just sent through to me.

Obviously I cannot name and shame here, and they have not done anything wrong except wake me up, but just wondered if anyone else has had dealings with this business?

No planning permission.

I completely agree - but they are quoting "Housing minister Margaret Beckett has given the go ahead for affordable housing to be built on greenbelt land."

A little bit misleading in their literature.

It's a scam, similar thing to penny share brokers offloading loads of stock they bought on the cheap to unsuspecting punters.

Remember, if it sounds too good to be true, it is!!

Think about it logically.

A company is selling you land that you can then make a "guaranteed" 400% profit on.

Why arent the company making said 400% profit themselves?

It could be worth a gamble but its not something I would sign upto from a cold call, if I had money to throw away I would buy a couple of plots because at some point in the distant future the restrictions could be lifted in the area and the value increased but their is no guarantee.

Ask yourself why, if it's such an amazing deal, they have to cold call people to shift it.

They would say that. Don't believe a thing they say unless you can verify it yourself.

If this was legit, property developers would have snapped this land up. They wouldn't be cold calling people trying to sell it over the phone.

Can I just add - I have no intention of signing up! I just wondered if anyone had any dealings with these people?

It is a scam that I was not aware of until I was woken from my slumber last night, it appears that others are aware, but I just wondered if anyone had actually heard in person from this company.

I am not sure yet whether to give them some of my time to waste theirs, or whether to just cut them off now. wink

I wouldn't say it is a scam straight off.

Simple supply and demand. Continual building on brownfield sites means that the brownfield sites are getting used up. What they are saying is buy some greenbelt and one day you might find it becoming the next building plot for "whatever" required. It is a higher than normal risk but then the reward reflects that. I would put this is the same boat as long term investment. Like anything you need to calculate the risk factor against time and investment and also check that the firm offering is genuine etc. It may work, it may not. Can you afford to lose the money on the investment?

But they will be selling the land to you at a vastly inflated price for what they bought it for negating any remote chance of uplift in price.

With some the schemes (scams) I've seen, the land has close to zero chance of getting planning permission, they are in the middle no nowhere, and presumably the land was bought at not much more than agricultural value because of that.

One company bought a field in a village near my parents and it is literally in the middle of the countryside. While there is a lot of housebuilding going on locally it is 5+ miles away, and expanding a local town outwards.

On one moneysavingexpert post somebody had spent some £30k on some plots a few years ago and had "suddenly" realised it might be a scam. How? Because she got a call from somebody telling her, and that they were going to sue and she could be part of it if she contributed £10k. She was posting asking if it was worthwhile! Talk about an airhead.
