Selling my car but v5 is at the dvla

I'm selling my car and have given the dvla office my v5 and will take 7 working days to arrive but the the buyer of my car is desperate for the car so I said I will write up a contract and send him the v5
Car is worth 7400 ( price we agreed on )
He suggests He gives me 4k for car and the rest when v5 is given to him,

This sounds dodgy as v5 isn't proof of ownership
So what should I do ?

I'd want it all off them. They'll be using the car so should pay for it.
