I have the opportunity to buy a field next to my house. Obviously I don't want other people to buy and build on it. So.......


Question: is 30 acres big enough to race rage buggies on, or build an mx track, or build a 4x4 off road course.

Question 2: what would you do with it?

Might be a planning permission issue especially if there are neighbours to ps off with the noise. I'd also be worried about pie keys moving in.

If you got past this stage, 30 acres would be more than enough for anything you are considering. Id then buy a 13 tonne excavator, "employ" someone to drive it, create what you want, sell the digger and then the work would have cost minimum amounts of cash (labour & RED diesel) to create.

Is 13 acres enough for a race track? I'd be tempted to put one for cars or at least go-karts. Or just an oval for drifting.

With regards to planning permission and noise; there are two houses adjoining the field, me and the vendor. I won't complain! It would not be a commercial venture, just for a bit of fun in the evenings/weekend. I could always drag a mower behind the Rage buggy and claim we are mowing the grass. Not the best excuse when it all turns to mud.

Seriously would this be a problem with the planners?

Personally if I didn't want the land being built on whilst I was living there I'd be getting permission for building one or 2 decent sized properties. Then sit on it and profit when you do sell up and move on with a job load of land with planning permission already obtained sitting right next door for a budding developer to cash in on.

She loves rage buggies, and has always wanted a motorbike. What she has issues with is the noise coming from a sports exhaust, where you need to wear earplugs for long journeys. This is not helped by the Kings Road brigade redlining their cars at 30mph.

Eta, does any one have any practical experience of playing with their petrol powered toys in their gardens/fields.

30 acres is huge smile

I used to live in a small village and my neighbour owned the 3 acre field behind our house. He let us use our bikes in it occasionally and it was plenty of space for fast motocross bikes. We just had to stop as the 'snooty' neighbours elsewhere in the village felt the noise was scaring their horses.

Bloody toffs.

If I had 30acres in Chelsea I would not care less what the neighbours thought. Scrap that, I would buy the Acari circuit, sun and fun!

That is my concern where we are. Lots of horses and stable blocks. It is also an advantage in that when we come to sell, it would add interest from the horsey set.

Used to drive round the 10 acre field behind the house when I was a kid in a car, good old 1.2 Opel Kadett! Never had any problems with our neighbours, nosey walkers sometimes though.

We didn't have a specific track though, just a course around the edges etc.

I'd say if you silence them appropriately you might be okay - it's just our bikes were full-on racing machines (my brother and dad race in the Scottish championship...I don't have the time) so they were 'effing loud hehe

You might want to think about. Is it green belt? Who will be using it and how often? If you build a track rather than churn one into the ground you might hit change of use rules. Are you going to run it as a commercial enterprise?

Not green belt, but it is rural.

It would be entirely non commercial, just an excuse to get some new toys to mess around on with my OH.

Provided its not a Site of Special Scientific Interest, and provided permitted development rights haven't been removed, you can use it for motorsport for up to 14 days a year under the Permitted Development Order.

An acre is roughly the size of a footie pitch ... 30 of em is a lot of land!
