The rear seal is a usual area where you have problems. Get underneath the back and check that it is not damp with oil, or black in colour (noticeably different around the seal). That may be a sign that the seller has taken a rag to the underside to clear it up.
I learnt an interesting fact at JZ Machtech (Porshce guys) - if you open the front hood and pull back the carpet, there should be one continuous line of overspray (in contrasting bodywork colout) across all wings and front valance. This will prove that there has been no front end replacement parts fitted.
Also check the tyres cos they are bloody expensive, especially the rears. Good luck

Having considered 996's earlier in the year I have it checked by a recognized porsche specialists
One thing which slightly concerned by was the possibility of IMS failure, as I understand it the likelihood of this happening is increased if the engine has been over revved on the down shift and over revs are recorded on the ecu.
other than that I guess the usual condition of consumables as tyres and brakes are quite expensive, look at the condition of the rads.
