Who thinks it will really end up like the sketch ( next to no cars, few customers and a cyclist riding by on a priority cycle lane)?
Dont forget the trees.

Have I got it wrong? It says 300 home and retail development,
Don't those look like cunningly disguised business units (offices, light industrial)
Why are single slope roofs popular with developers

Under the drawing:

"As many as 300 homes could be built on the site south of Ruabon"

They look like houses to me.

Mono pitch is popular as it's cheap. The developer can use floor joists rather than roof trusses then cover with tiles which much less likely to fail/leak than membranes.
Don't get me wrong there are some brilliant membranes for flat/shallow pitch but the quality synthetic stuff such a sarna is very expensive particularly if you want a long term (25yr) warranty.
