who's driveway?

So I am one of 3 "terraced" houses and there is parking opposite. we bought our house on the basis it has 2 spaces. one of the other neighbours has one space. the 3rd - a holiday house says he owns a space. we cant all fit on.
Ive pulled his land registry files and title from land registry and see no mention of them owning a car parking space.
does this definitely mean he does not own one before I get narky or is there another way of finding out etc?

Ok. But the particulars are likely to state (unless this was a new build) that you can't rely on anything therein as estate agents lie therefore ask your solicitor to check when purchasing...Jasandjules said:

If there is no second parking space on the plan, then its very unlikey that you own it.

The solicitor is unlikely to check if the property should have two spaces. They will have checked the boundary and most likely sent you a document with the land registry map on it (i.e. your property marked in red) asking you to confirm it.thanks
Each of your neighbour's land registry entries should have the same thing as yours, a little map showing what they own. So yes if you pay the £3 or so for each property you will (should be able to) see if they each have a space.

either way should the neighbours plan state that they have a space?Quite. Your starting point should be to establish what YOU are entitled to do. This will be set out in legal papers somewhere - either as "ownership" or as a "right to park".
Sometimes a "right to park" will be on a basis which doesn't guarantee the availability of a space. In which case others will have similar rights and you will want to find out who has those rights and how many cars they are allowed to park. Sometimes you find situations where people entitled to park one car get a bit cheeky and park two.
