Standalone Garage Insurance

Hi - I'm in the process of buying a standalone garage for personal car storage and as part of the purchasing process, need to get buildings insurance on it which is proving more difficult than I expected. Because the garage isn't part of my home it cant be covered under my standard home insurance and the brokers I've spoken to so far are stuggling to find anything suitable and the current owner doesn't have anything in place. It's on a seperate title, is in a residential area and from what I've read in some similar but older threads on here is that it's basically public liability insurance insurance which is needed.

Does anyone have a similar arrangement and can recommend someone to use?
