Shared secure unit. Beds/Bucks/Herts border

Looking for some opinions on this.
On our farm we have a couple of industrial lets, one is coming back in hand later in the year. Rather than find another tenant I would quite like to keep it in house to store my couple of Aston Martins. Unit is secure, kitchenette, facilities, painted floor, owners on site, roller shutter and access doors etc - can't justify keeping it purely for personal use so have been thinking along the shared unit line rather than lots of different storage.
Unit is around 2000 square foot 35 miles out of London in Bedfordshire, I'd like to make it a little project and put in some smart lighting, theming/merch/memorabilia, small seating area, bean to cup coffee machine etc make it like a small members garage for maybe 4 people with 1 or two cars each. Place would be covered all by cctv to hopefully solve any issues, but with the obvious draw backs being having to have a lot of trust in whoever has access.
Thinking a form to sign to essentially have the space/be part of it and a list of rules that if broken can be terminated etc. Set access hours unless otherwise arranged, no boy racers creating a lot of noise as we have other tenants etc.
I'm envisioning a really cool space that not only can you keep your cars but have a drink pick your car up come and go etc make it instagrammable as thats all the rage
Failing this, I would probably go down the general car storage route - however this doesn't sound very interesting to me to want to do it even if it may be more viable. A shared members garage would obliviously be more expensive per car for people but I think it could be a good opportunity for a couple of people wanting something different. The thing that puts me off storing my cars elsewhere is the hassle of getting dropped off to pick up a car organise a time to be there and what not as well as fees if on weekend or out of hours.

It doesn't sound dissimilar to just renting a garage, all be it a posh one. Ask Google ai to come up with a posh garage space rental agreement, go from there.
Id forget about the instagrammable bit.. most people actually storing cars will likely want to be discreet. If you want to open a cafe and host cars and coffee events, thats a very different proposition.
