MK6 Golf High Mileage - Worth Buying?

I’m looking at buying a Golf MK6
Now I know a bit about the risks of the TSI engine, but have seen a car with the Timing Chain done, and has FSH
Not badly priced but it’s done 144K Miles.
It is a 10 Year old car, so that is about right, but am I being stupid considering it?
Tyres are newish, not sure about clutch, and it’s had a new Turbo,
Drives fine, dealer appears genuine, but only 1 Mnth Warranty
They’re asking £3K (Non Negotiable)
We don’t don’t do many miles, and it will be a 2nd Car, but am also thinking ahead a few years to resale value, don’t want to get totally stung.

I've got a mk6 gti (2010) and its done 110k and I'd say its still got a lot of life left in it. I have zero issues with the engine/ drive train/ clutch, not concerned about any of that (touch wood!)
As with any car of this sort of age/ mileage though- you need to check out- brakes, suspension, exhaust, bodywork etc..... these items can all wear, and will need some maintenance. my golf recently needed new discs and pads all round and new shocks/ springs. over the lifetime I've had the car (4.5yrs and 70k miles) its served me well, but just needing to get all these things done at once isnt that cheap.
But id say if you are happy with the service history, it looks/ drives well, I definitely would consider the car if it ticks the boxes
