Just convert the front room into a garage........far more useful or possibly a nice tin roof lean-too oooooyeaa in keeping off course. Planning authorities, don’t you just love them.

That's what we are working on under permitted development but it's a minefield I can tell you.

I can sympathize with you. I'm in a listed building in an AOB and the restrictions go a bit too far. When I bought my house the previous owner had put grey plastic gutters on it before it was listed. Now I'm having trouble replacing them!
