Power steering fluid

Checking my steering rack earlier and it has a slight leak, on checking the fluid in the reservoir it looks to be brown and murky like gravy, I presume it shouldn't be, probably shot seals?

Is it a bh of a job to remove and refurb the rack?

Getting the rack out aint so bad, never refurbed one though, just exchanged.
