Central locking knackered - help!

The central locking on my 07 plate 335i ist kapputt!
Hopefully some of you mechanically-minded peeps might have some suggestions.
Opening the doors with the remote turns the car's interior lights and the lights in the door handles on, but the doors themselves do not unlock.. this is also the case when trying to unlock using the button on the dash, and the problem still exists when using a second remote... so I have to resort to the key, then trying to unlock the doors from the inside manually, which is a royal pain in the arse.
Any helps / tips / suggestions most welcome!
