Hi guys,

Not sure if this is the right section, but it's an odd one

I'm looking to move into a premises at some point soon (vehicle detailing) and the places I want are either too big, too small or too expensive!

I've two options, one is ideal and a good price, but the landlord seems to have a slight grudge against me as I'm very keen and wanted to be in this side of Xmas but seems she prefers the other company who have expressed interest and don't want it till Feb, so god knows what's going to happen there!

But, 100 yards from my house is a garage (mechanics) and I've been using it every so often on a daily payment rate as and when I need too really, and it's worked well and he's offered me to move in full time. I'm wanting it to be immaculate, tiled flooring, halogen lighting, scissor lift for easy wheel removal etc (detailing related, not mechanic wise) and I really want it to be mint which I can do, and hes agreed to putting a stud wall up to separate me from the workshop, but access needs to be directly through the garage....There is also a tight (8ft) alley way to drive up to get to the premises..

What would your perception be? I'm a separate company with different name etc but being a company which is clinical and precise in the corner of what may appear to be a 'dirty workshop' I'm worried is may put customers off?

The garage sounds great for generating awareness and customers for your business to me.

Where will you be aiming to get your business from? I'm guessing with professional detailing there's not much passing trade anyway, so atleast you wouldn't need to worry about losing business. The narrow access road could be a problem if you're going to be driving wide supercars up there etc - would it be a nightmare to get through and turn into your workshop etc? I don't think I'd really be put off by your unit being next to a dirty mechanics garage, so long as the inside is spotless and the access road isn't a problem - I wouldn't want to be spending good money getting my pride and joy detailed only to scratch it whilst leaving down a narrow access road, kerb the wheels on potholes and spray mud up the side!

ETA: As Roman says, perhaps actually some scope for gaining business being next to the garage

Have you done your research properly to determine demand and whether that's a 'come to you' or 'you to them' demand? As a consumer, I prefer you coming to me. This gives you and the customer more flexibility (you can now cover the whole of the UK) and reduces your overheads. Carry a lightweight shelter in the event of inclement weather if the customer does not have overhead cover. Good luck!
