Review date under the landlord and tenant act, can I just write to tenant and say your having a rent increase, or is there a prescribed form ?,I am aware they can dispute it and goes to a third party.

It all depends on what your lease says.

Generally they will require a Rent Review Notice, which is a made-up document with the title Rent Review Notice... I would add the property address, tenant name and landlord name, and review date.

Ask them to sign a copy and return to confirm the increase.

Again to reinforce this all depends on what the lease says.

Personally I'd recommend employing a specialist L&T surveyor in your area. They will know the law, and make sure the new Rent is set at Market Rent (using appropriate tactics). They'll also be able to fight your corner if the tenant fights back.

There may of course be a timetable as to when you have to right as well.

I assume that the OPs tenant is a small unrepresentented independent as the lack of knowledge suggests that otherwise the OP could be in serious trouble.

Personally I'd sent the notice along with some comparables as to how the new rent has been determined, but be prepaed for the tenant to fight an increase.
